Colinas de Miramar is a full-scale Master Planned Community project. The first phase of the project consists of 191 acres of individually titled and deeded lots, there will be a commercial and green areas, and 2.5 acre community center.There are 127 parcels.We have a strong commitment to responsible and eco-friendly building in order to protect the integrity of the surrounding environment. Colinas de Miramar will set the standard for all other developers in Costa Rica.

Colinas de Miramar is situated at the base of the Tilaran Mountains which neighbors the Monteverde rain forest. Because of its unique location below the rain forest, Miramar enjoys an ample supply of fresh spring water year round. The elevation and the proximity of the rain forest afford Colinas de Miramar cool breezes and a milder climate.

Three kilometers of frontage along the Inter-American Highway has been designated for commercial development purposes. Colinas de Miramar proposes to design and build a retail center, restaurants, pharmacy and urgent care clinic along with several other amenities for the comfort and convenience of the surrounding community. These commercial areas will be a significant contribution to the economic base of Miramar.

Colinas de Miramar has contracted for the design and build out of the residential and commercial structures.  Land development requires that all essential infrastructure- water connections, electricity, surfaced roads, street drainage and division of lots - is completed. Cable and satellite television, telephone service and high speed DSL internet are all available.

Colinas De Miramar has negotiated and partnered with 2 of the leading premier housing construction builders in Costa Rica, ARPO Builders and Mussio& Madrigal Architects (see Homes Link for models) to provide our clients with an ample selection of stunning home models to choose from. Both builders have extensive experience in custom home building in Costa Rica, and have developed valuable and credible relationships with local and governmental agencies, including the local Municipality’s building department and inspectors, assuring that every aspect of the home construction exceeds local requirements, and complies with all aspects of local and governmental coding.

Property owners have the choice of building their own home using their own plans, with their own builders… OR… take advantage of significant savings by purchasing from our extensive choices of home/lot packages starting from the low $200k’s. CDM also provides custom home building at significant discounts using the client’s existing design. Although construction prices in Costa Rica are at a 3-year low, the client is under NO obligation or timeframe to build.

Infrastructure Development:

As part of the developer’s original plans to ensure the best possible comprehensive Master Planned Community to our customers, the past 18 months have been spent on extensive and detailed planning of the communities road, water and electrical infrastructure. Regarding the availability and access to Municipal (city) water supply, CDM has been approved by the local water authorities to receive access to the local water supply which unlike some areas in Costa Rica is ample, being generated by springs and mountain streams higher up.

At the same time, CDM has worked diligently with engineers and land planners in the surveying and segregation of lots, ensuring that each individual lot is clearly marked and recorded, and that areas that were considered to have building issues, such as steepness or low-lying, were not included and instead converted to green areas. Effort and foresight were used to ensure that mountain, stream and ocean views would not be obstructed in the future.

The road infrastructure was meticulously planned to ensure the best possible access to each and every individual lot, and that the materials in the road construction were of the highest quality and exceeded local code requirements regarding road base, leveling, paving (or pavers?) and high durability and low maintenance.

Although the electrical supply to the community already exists, the electrical grid for the community itself is being very carefully developed in order to service each individual homesite, exceed local usage standards, provide accurate and individual metering systems, and minimize the exposure of above-ground utilities.
